Redevelopment of a Historic Multi-Use Factory as Affordable Housing

Comprehensive Environmental Consulting Services
Montgomery County, PA

REPSG provided comprehensive environmental consulting services for the redevelopment as affordable housing of a historic factory complex initially developed during the American Civil War and used for multiple purposes since then, including as a manufacturer of burial caskets. These services began with pre-acquisition due diligence assessments provided while the site facility was still an active factory manufacturing plumbing products. REPSG’s services included Phase I and II Environmental Site Assessments, asbestos, lead-based paint, and radon surveys, quantification of hazardous materials present, and the provision of a comprehensive cost estimate to facilitate the public and private funding utilized for the redevelopment. Following acquisition, REPSG completed a detailed technical scope of work for the environmental remediation and abatement performed during redevelopment. Through the course of redevelopment REPSG continued the role of environmental consultant, mobilizing to the site multiple times to conduct confirmatory sampling as scope items were completed and managing the compilation of all environmental reporting to documentation completion and compliance of all environmental items at the property.
